Finishes

What the takeoff counts

Each finish is measured the way it is sold, then the waste is added and the units are rounded up once for the whole project.

Large porcelain floor tiles

Floor

Measured: Length × width

Sold in: Boxes

Tile or plank; the box says how many m² it covers.

Wall tile

Measured: Perimeter × tile height, less the openings below the line

Sold in: Boxes

A bathroom is often tiled to about 2,1 m with paint above.

Wall paint

Measured: Perimeter × the height above the tile line, less the openings above it

Sold in: Gallons

Multiplied by the coats; the can says the m² per gallon and coat.

Drywall ceiling

Measured: Length × width

Sold in: Sheets

A 1,22 × 2,44 m sheet covers 2,98 m²; framing and joint compound are not counted.

Ceiling paint

The tile line

When a wall is tiled up to a height, the tile covers the walls up to that line and the paint the walls above it. A window that crosses the line is split: the part below comes off the tile, the part above off the paint.

In the example bathroom of 2 × 1,6 m and 2,4 m high, tiled to 2,1 m, that gives 13,35 m² of tile and 2,1 m² of paint.
